UK mortgages for expats living in Singapore
Living in Singapore and planning to buy, remortgage or refinance UK property? We are specialist UK mortgage advisers and brokers who work with lenders that accept Singapore residents and SGD income.
- Income in Singapore dollars (SGD) considered
- Purchases, remortgages and buy-to-let
- Handled remotely in your time zone
Why expats in Singapore use a specialist broker
Many UK high street lenders decline applicants living overseas or offer them only limited products. We search the wider market, including specialist and private banks, to find lenders that accept residents of Singapore.
SGD income accepted
A number of UK lenders accept income in Singapore dollars for purchases, remortgages and buy-to-let.
Bonus and variable pay
Many Singapore-based expats work in banking, finance and technology where bonuses and share awards form a large part of pay. Lenders treat these very differently, so choosing the right one matters.
Buy-to-let while you are away
Many clients in Singapore keep or buy UK property to let while they are overseas. We arrange buy-to-let in your own name or through a UK limited company.
What we can help with
Buying a UK home or investment property, remortgaging to a better rate, releasing equity, switching a former home to buy-to-let, or buying through a UK limited company. All arranged remotely while you live in Singapore.

UK mortgage questions from expats in Singapore
Answers to the questions we are asked most often.
Can I get a UK mortgage while living in Singapore?
Yes. Several UK lenders accept Singapore residents, including British expats and foreign nationals. We identify the lenders that fit your income and plans.
Will lenders count my bonus?
Some lenders use a proportion of regular bonuses, others ignore them. If bonuses are a large part of your income, the choice of lender can significantly change how much you can borrow.
Can I remortgage my UK property from Singapore?
Yes. You can remortgage to a new rate or release equity while living in Singapore, and switch a former home to buy-to-let if you are letting it out.
How much deposit will I need?
For expats and foreign nationals, lenders usually require a deposit of between 25% and 30% of the purchase price, depending on the lender, your residency, income and the type of property.
